Related to the whole issue of &quot;to raise or not to raise&quot;, has also been a discussion on whether the banks will raise independently of the RBA cycle and whether there is still any real relevance between the two or whether its just a mind-set we've gotten into. <br> <br> I have been watching the predictions with interest and as always I doubt anyone knows. However those leaning towards a delayed rise are gaining the numbers. The fixed 3 year and 5 year rates are starting to increase which is always a bit of an indication. Currently on professional packages for loans over $250,000 the discounted rate is still around 6.7% - 6.9% and it is still possible to secure 3 year fixed rates at 6.99% - 7.3%. However, as you know there are many exit fees and these can be very high if you break a fixed rate loan within the fixed period so working out in advance whether a fixed rate is going to suit your time frame is very important. <br> <br> If however a rise in rates is something that will make your household cash flow difficult then it is well worth considering. Just remember the banks are in the business to make money so if they are fixing rates at that level somehow they believe that it makes good business sense for them. <br> <br> Having said that, the banks are up to their usual tricks and bank policy changes are coming thick and fast. Although many lenders are indicating that money is tight and therefore they are applying more stringent policies, we are also seeing them introduce specials to attract new business. That is... high quality business. Even as late as Friday afternoon one bank rang to let me know that as one of their Premier Brokers I could offer 0.85% discounts on $550,000 loans under professional packages (the usual is 0.7%) - for a limited time. <br> <br> This week AMP introduced their Basic package with an offset and a possible 3 year fixed split at 6.99%, with most fees waived. This fixed rate is less than what they offer to their professional package. As you can see from the article above, the regular policy and product changes from lenders means that the lender you spoke to last week may have changed their offering this week and if you are carrying out all the analysis yourself then last week''s information is no longer relevant; in fact it will be more like comparing apples and rockmelon, than apples and apples. So there is a definite need for someone to keep up to date with all the changes, translate them into easy to understand information and share this information with clients, proactively. <br> <br> Lenders are not required to comply with this new legislation and the onus has moved from lenders to brokers to ascertain if a borrower can afford a loan - not just right now but also anticipating future serviceability. This shifts responsibility to the broker not the bank and if they get it wrong there is the potential for two years in jail. Hence more and more brokers are leaving the industry and fewer will be willing to write low-doc loans. Currently, around 40% of loans are introduced to lenders are through mortgage brokers and I doubt this will change much. <br> <br> However what will change is that increasingly brokers will be charging for their services.
